What Ocean Pines does to a window
Ocean Pines was built in a loblolly pine forest, and the pines are the first thing the glass has to deal with. From late March through May they drop a yellow pollen that coats every pane, screen and porch rail in the community, and for the rest of the year they drop needles, sap and tannin after every rain. The canopy keeps north-facing glass and anything under a deck damp enough for mildew through the humid summer, and the fall needle drop fills the gutters and leaves a film on the glass below them.
The water is the second thing. Pines Point, Wood Duck Isle, Terns Landing, Bainbridge and the homes on the canals and the St. Martin River take a brackish haze off the water most mornings that leaves a gray film on the water side of the house, and a nor'easter pushes the tide up the river and across the low streets. In winter Route 589 and Ocean Parkway are brined before every storm, and the spray off passing traffic dries into a white crust on the lower glass of homes near the main roads. Irrigation on the newer lots in The Parke leaves hard mineral spots on top of it all.
We work each section of Ocean Pines on a set day, year-round on any mild day. A quarterly plan suits most homes under the pines, with the spring visit timed to the end of pollen season and the inside glass done once a year. Canal-front and river-front homes in Pines Point, Wood Duck Isle and Terns Landing usually want every two months.

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Ocean Pines?
Quarterly for most Ocean Pines homes, which keeps pine pollen, needle drop, mildew and road brine from building up. Canal-front and river-front homes in Pines Point, Wood Duck Isle and Terns Landing do better every two months because of the brackish haze off the water. Most people have the inside glass done once a year.
Do you work in the gated communities?
Yes. We work in The Parke at Ocean Pines, and in the Ocean Pines condo and townhome associations along Ocean Parkway with their own vendor rules. Just add us to your gate list or tell us the procedure when you book.
Can you remove hard water spots from sprinklers?
In most cases, yes. Mineral spots from sprinkler overspray need a dedicated treatment rather than regular cleaning. Tell us about them on the quote form and we will look at them on the first visit.
